Design Fees
Fees: My site design fees currently range from $US 4450 to $7500 (with discounts for payment by check, cash or money order). Fees are payable half in advance and half upon approval of your home page design in Photoshop format, prior to beginning installation. Payment is by check, international money order or credit card processed by PayPal. Fees are subject to change without notice.
Myrsol Site Custom Design: $5650 ($5500 by check or cash)
Includes:
Custom design of site and integrated blog
Installation of your custom graphics on your site, subcontracted to a CSS programmer
Home page copywriting, phone interview and approximately 1500-2000 word of copy, subcontracted to a professional copywriter with many years of experience writing for real estate sites and real estate collateral advertising material
SEO strategy development, research on best keyphrases for your area, etc.
On-site search engine optimization (SEO) including editing meta tags, image tags, title tags and page text
SEO consultation and recommendations for SEO copywriting and other SEO services that you may need
Set up of custom search pages by town, price range, or category (such as foreclosures)

I include enough SEO (search engine optimization) work on your site in my design process to get you started in the right direction. SEO is not the primary focus of my work; it's design. I recommend that every client budget an additional $750-2000 to have search engine optimized content written and to have back-links created. There are no guarantees associated with this work.
It's important for you to understand that the World Wide Web is now a very competitive environment, with hundreds of REALTORs® competing for the same 10 positions on page 1 of Google search results.
I strongly urge you to have additional SEO work done for your site soon after it is designed or at the same time design work is being done. Currently the only full-service SEO company that I can recommend is Webs Target.
If you choose to have Compass (aka Blackwater) do SEO work on your site, I relinquish any responsibility for the success of your site and may ask that my name be removed from it.
New Domain Names: Before deciding to use a new domain name as the primary domain name for your site, you should be aware that your site will receive very little traffic for the first year or so, no matter how much effort or expense go into SEO work.
What's the Difference Between SEO and Design? SEO helps get people to your site; custom design helps engage them and convert them to leads.

Significant Changes in Direction: Changes in client direction or additional client input that I feel necessitates a major redesign may cost significantly extra. (Example: a client originally asked me to target hunters and fishermen, then decided that she also wanted to target the younger ski, snowboard and watersport market. I felt that her change in direction voided most of the work I had already done on her design and would require an extra week or more of design work.) Requests for design changes after the design has been approved and production work has begun may also cost extra. I will not do work that will incur extra costs without notifying you before doing the work.

Contact Person: It is preferable for me to only work with one primary contact person and decision-maker on your project and ideally that person will be you. Bringing your assistant or other person into the process is likely to result in confusion and inefficient use of my time, and may result in additional fees if work has to be redone because of miscommunication.
Communication: Whenever possible please communicate with me via email rather than telephone. This gives me a written record of our communications and uses my time more efficiently .
Maintenance Fees: Other than your hosting fees, there are no required on-going maintenance fees. Additional work may be requested at my usual hourly rate (currently $100/hr.)
How Long Does It Take? I cannot give a firm time commitment because my work so heavily depends upon receiving input and content from my clients. Typical projects require about 2-3 months, though in some instances in which clients have been slow to respond or provide input, projects have taken upwards of six months or more. I begin work on projects in the order in which I have received advance payment. A signed contract and receipt of the deposit is required before your project is added to my production schedule. Projects that go dormant for one month or more because of lack of client input are cancelled with no refunds.
